UPRR CRESTMORE INDUSTRIAL YARD REALIGHNMENT

  On Track Solutions, played a pivotal role as the railroad coordinator for CT Realty's final phase of track demolition and construction at the Agua Mansa Commerce Park. This state-of-the-art industrial park, situated in one of the most active industrial markets in the nation, encompassed 5 fully entitled industrial buildings totaling 3,602,478 SF. Ranging in size from 180,000 to 1,187,000 SF, the park's buildings were designed to accommodate the evolving needs of businesses in the region. This case study highlights how On Track Solutions collaborated closely with Union Pacific Railroad (UPRR) and multiple third-party contractors to facilitate the rail-related aspects of the project.

 The project is situation on UPRR’s Crestmore Industry Lead Yard Track, required On Track Solutions coordination with UPRR's Los Angeles Sub-Unit Track Engineering Department for the track construction.

 The railroad component at Agua Mansa Commerce Park posed several challenges and required vigilant coordination between multiple stakeholders. The main challenges and objectives included the Property Sales Agreement and Yard Track realignment. Facilitating the land sale process from UPRR to CT Realty, ensuring the smooth transfer of ownership while adhering to all legal and regulatory requirements. Including Surface Transportation Board Abandonment approval.

 On Track Solutions undertook a systematic approach to address the challenges and objectives mentioned above by finding the best solution. The PSA included extensive negotiations with UPRR to secure the land sale agreement, considering legal, financial, and operational obligations (UPRR Real estate/UPRR Law). Ensured compliance with all relevant regulations, permits, and environmental considerations throughout the land sale process, SHPO, and STD abandonment.

 On Track Solutions collaborated closely with UPRR's Track Design Engineering Department to develop and optimize railroad design that aligned with both CT Realty and UPRR operational needs.  

OTS coordinated with UPRR's operations team to seamlessly integrate the newly constructed tracks into the existing rail network without any negative impact on train operations.

 On Track Solutions coordinated with third-party railroad contractors RailWorks for the demolition of the existing track that was within CT Realty's property acquisition, making way for CT Realty to finish their roadway.

OTS supervised the contractors throughout the demolition process, ensuring efficient removal of the existing track and site cleanup. The smooth coordination between all stakeholders ensured minimal disruption to ongoing operations, allowing CT Realty to complete the construction of the park's final phase within the designated timeframe and under budget.
